Held on April 30, 2026, the hospital’s 106th birthday and the third anniversary of the opening of the Children’s Tower, Goodnight Lights once again illuminated the streets around the hospital. Crowds of community supporters far below shined lights upward to young patients watching from their rooms. Patients waved their lights back, creating a powerful interaction of unity and encouragement.

“The night’s energy was something I have never felt before,” said Laura Gomez, Capital Square’s Director of Talent Acquisition. “There was already a sea of lights when we arrived, and we were quickly outfitted with glow sticks, flashlights, hair clips, and more by members of CHoR. I had initially refused a pair of earplugs, but the person handing them out laughed and insisted that they would be needed. She was right. When the 8:45 p.m. struck, the parade of lights and sirens began. It was immediately organized chaos – ambulances, military vehicles, firefighters were everywhere. You’d look up and see helicopters circling the building, shining their spotlight in the windows of the tower. A crowd of pedestrians were shining flashlights, cheering, and dancing the entire time.”

For the children, the moment was simple yet powerful: a reminder that they are supported by an entire community.

“We saw the glimmering lights appear in the windows and suddenly the outlined figures of children and their parents dancing throughout the hospital,” continued Gomez. “One of the firetrucks had a lit-up ladder that firefighters climbed up to wave at the children as well. Even the President of Children’s Hospital of Richmond at VCU, Elias Neujahr, was outside celebrating and hugging people throughout the event. It was truly a remarkable and joyous celebration.”

Capital Square’s long-standing support of the Children’s Hospital becomes even stronger in moments like this. The firm has supported the hospital through a variety of initiatives, including toy drives that brighten holidays for young patients, participating in the annual CHoR Thanksgiving parade, answering the phones during the annual Radiothon to raise critical funds, holding LemonAid fundraisers across the state of Virginia, and even donating royalties from Louis Rogers’ book, Section 1031 Exchanges: How to Swap Till Ya’ Drop, Building Family Wealth While Minimizing Taxes, to benefit children and families receiving care.

Events like Goodnight Lights underscore the power of sustained community engagement. For Capital Square, it is not just about showing up for one evening. Between February 2025 and February 2026, Capital Square successfully diverted 757 tons of waste from landfills, achieving a 7.7% diversion rate across Capital Square Living-managed properties. This figure represents meaningful progress and also reflects our disciplined, incremental approach to improving operational sustainability at scale.

Breaking down the environmental impact of these efforts demonstrates their significance. Through recycling and waste diversion initiatives, we achieved the equivalent of:

• 9,179 trees saved, supporting carbon sequestration and ecosystem preservation
• 1,299 metric tons of CO₂ equivalent (MTCO₂e) emissions avoided, contributing to reduced greenhouse gas intensity
• 1,413 cubic yards of landfill airspace conserved, extending landfill lifecycle capacity
• 2.38 million gallons of water saved, reinforcing responsible resource utilization
• 823,600 kilowatt-hours of electricity conserved, reducing overall energy demand

These outcomes are not theoretical. They are quantifiable efficiencies that align with our institutional corporate responsibility and sustainability benchmarks.

Performance across our portfolio highlights several standout assets leading these efforts. Rivergate achieved the highest diversion with 202 tons, followed by Promenade at Newnan Crossing and One Riverside, each with 76 tons, Sterling Manor with 74 tons and Farmhaus with 68 tons. These properties demonstrate how localized engagement and operational discipline can scale into portfolio-wide impact.

Importantly, our waste diversion initiatives operate alongside broader sustainability investments, including the expansion of EV charging infrastructure (now 45 EV stations across 25 properties) and real-time energy meter monitoring systems. Together, these programs enhance cost savings and efficiency, advance resident-centric value drivers and position our assets to meet evolving regulatory and investor expectations.

While our longstanding philanthropic partnership with the Children’s Hospital of Richmond at VCU (CHoR) remained at the heart of our Capital Square Cares initiatives, this year’s portfolio of community engagement reached new breadth and depth, including volunteer efforts and giving events with numerous world-changing organizations focused on building the future of our youth.

2025 Philanthropic Highlights

On March 20, 2025 – also known as “Absolutely Incredible Kids Day” – our team members visited the Children’s Hospital of Richmond at VCU with a special delivery, a new art cart, packed with creative supplies for the absolutely incredible kids at the hospital. The crayons, coloring books, beads, thread and countless other crafting resources were chosen to provide an outlet from the stresses at hand and a catalyst for imaginative play. 

Because many children in the hospital have to miss their special end-of-school-year events, for over ten years, CHoR has held their Hematology/Oncology Prom as a memorable, formal event, complete with a dance floor. In May, the Capital Square team gathered to make the centerpieces for this year’s fairy-garden-themed evening. We were proud that only a few minutes out of our day could add a simple touch of sophistication to such a meaningful event.

Through CHoR’s LemonAid 2025, Capital Square and Capital Square Living hosted lemonade stands across approximately 30 communities in the Southeast, in addition to our corporate office, raising funds for childhood cancer support.

The Pumpkin 4 Kids Project gave our team an opportunity to paint Halloween pumpkins for a contest that supported field trips for children in the transitional care unit at Children’s Hospital of Richmond at VCU.

For Little Hands Virginia’s Big Diaper Drive, we donated over 16,800 diapers, marking our most generous contribution yet in our third year of participation as we strived to help families meet essential needs.

One of our most memorable Capital Square Cares efforts was the 2nd Annual Thanksgiving Parade at the Children’s Hospital, where festive floats, including our own Bluey float, brought joy to patients and families in the acute care and pediatric intensive care units. The smiles and laughter shared that day underscored the power of shared support, especially at the kickoff of the holiday season.

For the fourth year in a row, Capital Square team members also proudly volunteered for the 36 hours for Kids Radiothon, supporting CHoR’s life-changing care by answering the phones and even speaking live on the radio during this impactful community fundraiser.

Closing out our year, our annual CHoR Toy Drive collected and delivered over 210 gifts for children spending the season in the hospital. Combined with heartfelt holiday cards handwritten from our team to the life-changing staff at CHoR, this effort was designed to brighten the holidays for many courageous young patients.

Little Hands Virginia, a Richmond, Virginia-based nonprofit, provides essentials such as diapers, wipes, clothing and other baby supplies to families facing hardship throughout Central Virginia. The organization’s Big Diaper Drive mobilizes the community each year to meet one of the most basic and urgent needs of infants and toddlers. For many families, a lack of diapers can mean missed daycare days, lost wages and added stress — making every box of diapers an impactful gift that enhances daily life.

In 2024, Capital Square partnered with Capital Square Living, combining talent and resources across all divisions of our real estate firm to create a significant impact, allowing for a meaningful difference for the Children’s Hospital. That effort led to LemonAid stands across 21 multifamily communities in Virginia, as well as our corporate headquarters in Richmond. One lemonade cup at a time, we raised over $6,000 for the children.

All the same, this year, we wanted to go even bigger.

In 2025, we gathered notes from the previous year to take our efforts to an even more impactful place. Again, Capital Square and Capital Square Living worked together to hold LemonAid stands across our portfolio of multifamily communities, but this year, we didn’t stop at Virginia. The award-winning and incredibly high caliber Children’s Hospital of Virginia serves patients from across the country and across the world. Thus, we recognized our LemonAid stands to support our firm’s hometown hospital should stretch beyond one state’s borders.

This year, approximately 30 Capital Square Living-managed communities from across the Southeast participated in our LemonAid events. Hitting the Children’s Hospital of Richmond’s scoreboard as the “Top Fundraiser” and for “Most Donors” within a single effort was an accomplishment; however, surpassing last year’s total to raise over $7,000 for the Children’s Hospital’s unstoppable kids was our biggest point of pride.

We’ve raised the bar, and we cannot wait to see what might happen in 2026.

Our annual LemonAid efforts are just one more way Capital Square cares, rallying our team and our surrounding community together in pursuit of being the change needed in the places where we work, live, build and invest.

The hospital’s “Kids’ Zone” is a thoughtfully designed space, featuring an arts and crafts area, a gaming room, a music room and plentiful cozy relaxation spots. Our team was proud to drop by to donate a new art cart, packed with creative supplies for the absolutely incredible kids at the hospital.

The Children’s Hospital of Richmond (CHoR) at VCU does incredible work for children and their families who spend time so much time there, and we hope this donation makes the days a bit brighter for the strong kids going through so much in their young lives.

Following “Absolutely Incredible Kids Day,” another unique opportunity arose. In April 2025, we were proud to once again support CHoR at their “Words & Wisdom” program that brought world-renowned drummer Mark Schulman to Richmond. Schulman has toured with acts including P!NK, Billy Idol, Foreigner and Cher, among many others. Hearing about his time with the brave and inspiring children at the hospital reminded us of the many definitions of “rock star.”

At Capital Square, we are always working to build something bigger than ourselves, and these meaningful endeavors in the opening months of 2025 renewed our commitment to not only building the future of real estate, but also to building the future of our youth.

Helping children have access to basic needs and world-class medical care is truly a gift to the whole community and the future.

The First Annual CHoR Thanksgiving Parade

As the season of thanks started, our team participated in the first ever Children’s Hospital Thanksgiving Parade, hosted in partnership with the child life team and Children’s Hospital Foundation. This special opportunity provided a holiday experience for the children missing their traditions at home, and our team was proud to inspire smiles and laughter as we introduced floors and floors of patients in the hospital to our festive Tom Turkey float.

The 2024 Radiothon

For the third year in a row, Capital Square team members were on the phones and on the radio during the 36 Hours for Kids Radiothon for the Children’s Hospital of Richmond at VCU. Through the hard work of countless volunteers, staff, local radio talent and the community-at-large, CHOR exceeded their fundraising goal, raising a total of $156,380.00. Our hope is that our continued partnership in this annual effort has a lasting impact that advances pediatric care for not only patients in central Virginia but also patients from around the country who visit this award-winning pediatric hospital.

Capital Square’s Annual CHoR Toy Drive

In 2023, Capital Square collected over 150 toys for the patients of the Children’s Hospital of Richmond at VCU who needed to spend their holiday season away from home. In 2024, this number rose to 194 donated toys. Every child deserves a special surprise in the holiday season, and we were once again honored to help this cause.

In late 2024, at a company gathering, Capital Square’s founder and co-CEO, Louis Rogers, joked that sometimes Capital Square seems like a philanthropic organization that also happens to be a vertically integrated real estate company. He noted our donations of eclipse glasses to children in Latin America and over 200 books to the Children’s Museum of Richmond’s book bank, our “LemonAid” stands across the state of Virginia, the statewide diaper drive for Little Hands Virginia and so much more. Our team certainly had a drive for impact creation in 2024.

Still, amidst our daily work building legacies for investors, transforming Capital Square’s place in the U.S. real estate industry, we continue to rally our team to be the change needed in the communities where we work, live, build and invest.

Our economic impact in cities like Richmond, Raleigh, Charleston and Knoxville can be profound. The opportunity to enhance young lives, building the future of our youth, is equally so.

In September 2024, the Capital Square team had already embarked upon a two-pronged effort:

• Our annual donation drive to support Little Hands Virginia’s “Big Diaper Drive” began with a new commitment to not only meet last year’s donation of over 4,000 diapers but to raise the total to 10,000 diapers.
• In addition, a team wellness initiative, centered on the American Heart Association’s Richmond Heart Walk, also included health, exercise, mindfulness and fundraising challenges.

However, the 2024 hurricane season wrought unexpected complications. Late September, Hurricane Helene rolled in, devastating regions far from the coast once thought to be safe havens from natural disasters like hurricanes.

Multiple of Capital Square’s northern Georgia properties were impacted by the storm. However, hit the hardest were our multifamily communities in Asheville, North Carolina. The rapid response time and meticulous undertakings of our Capital Square Living team epitomized why entering property management was a change-maker for Capital Square residents, investors and our firm as a whole.

We could have paused everything, but we didn’t. Amid emergency-response resident and investor communications, our Capital Square Cares team pivoted in new directions too. The results of these initiatives are a reminder of what it means when we say we are building something bigger than ourselves.

By the end of October 2024:

• We collected and donated 100+ bins of clothing and household items for our affected Asheville residents and team members, renting a sizeable truck and driving to North Carolina ourselves to ensure a hassle-free delivery.

• We exceeded our 10,000 diaper goal for Little Hands Virginia’s 2024 “Big Diaper Drive,” with a donation total of 13,153. Approximately 20 Capital Square Living communities from across Virginia worked together with our corporate team to deliver upon our promise for the youth of our state.

• We maintained our team member health and wellness challenge, not only establishing five Capital Square teams that walked in the American Heart Association’s Richmond Heart Walk on October 19, 2024, but also raising over $2,000 for the American Heart Association while driving team heath awareness and tangible exercise and nutrition goals.

As these efforts wrapped up, many of our team members could take a well-earned deep breath. Our diaper drive underwent multiple rapid pivots. Our American Heart Association efforts and team challenges shifted amid other fast-moving goals. A literal hurricane was faced and answered.

The recovery from Helene will be a long road, but being the change needed is a rallying cry our team has always believed in. This is how we live our mission to raise capital, buildings and expectations, and this is how we will continue to.

Our expansive efforts led to “LemonAid” stands across the state of Virginia, raising funds for the Children’s Hospital of Richmond at VCU and doing our part in the fight against childhood cancer. One lemonade cup at a time, we raised over $6,000 for the children.

Countless on-site property teams went above and beyond with gusto for this project, leaning into this impact-creation event with beautifully designed tabletops, hand-made lemonade stands, and bonus treats for community members who stopped by.

Thanks to the efforts across all divisions of our real estate firm, by the end of the “LemonAid” drive, our Capital Square Cares initiative ranked #1 for the most donors participating in a single effort. We also ranked #2 for the largest amount donated to the Children’s Hospital of Richmond.

We loved the opportunity to rally our team together in pursuit of being the change needed in the communities where we work, live, build and invest.
