Capital Square has partnered with Sunstone Two Tree, again, to develop a build-for-rent, single-family rental community comprising 238 units on approximately 20.86 acres in Buckeye, Arizona, within the Phoenix-Mesa-Chandler MSA. The project is expected to include:<\/p>\n\n

  • 88 detached villas
      \n
    • three- and four-bedroom units, averaging 1,631 square feet<\/li>\n<\/ul><\/li>\n\n\n\n
    • 150 townhomes
        \n
      • two- and three-bedroom units, averaging 1,271 square feet<\/li>\n<\/ul><\/li>\n\n\n\n
      • Clubhouse<\/li>\n\n\n\n
      • Pool\/Spa<\/li>\n\n\n\n
      • Fitness center<\/li>\n\n\n\n
      • Grilling pavilion<\/li>\n\n\n\n
      • Pocket parks<\/li>\n\n\n\n
      • Playground<\/li>\n<\/ul>\n\n

        Consider the Risks<\/p>\n\n

        There will be occasions when the Manager and its affiliates may encounter potential conflicts of interest in connection with the Fund and its Members and there is no independent dispute resolution mechanism in place to resolve such conflicts. Potential investors should be aware that an investment in the Fund involves a significant degree of risk.<\/p>\n\n

        An investment in investor units involves substantial risks including, but not limited to, the following risk factors:<\/p>\n\n

        • The Offering will be made on a \u201cbest efforts\u201d basis with no minimum investment raise requirement.<\/li>\n\n\n\n
        • The various risks associated with acquiring, financing, owning, constructing, leasing and operating single-family rental communities located in Buckeye, Arizona.<\/li>\n\n\n\n

        • Although Capital Square and its affiliates have extensive experience in acquiring, developing, improving and operating multifamily and commercial real estate, the Fund and the Manager were recently organized and do not have a significant operating history or significant assets.<\/li>\n\n\n\n
        • Investors will rely solely on the Manager to manage the Fund and Sunstone Two Tree to manage the Property; although the Fund will have substantial voting rights with respect to major decisions affecting the Joint Venture, Sunstone Two Tree will have broad discretion to make decisions regarding the Property.<\/li>\n\n\n\n
        • Real estate development is an inherently risky activity.<\/li>\n\n\n\n
        • The Fund may not make capital distributions until the sale or refinancing of the Property, if at all.<\/li>\n\n\n\n
        • Real estate-related investments involve substantial risks.<\/li>\n\n\n\n
        • The Fund will pay substantial fees to Sunstone Two Tree, the Manager and their affiliates.<\/li>\n\n\n\n
