Minimum investment of $100,000 (100 investor units).<br><\/p>\n\n<p class=\"appear-on-scroll\">The development project will include a mix of one-, two- and three-bedroom units with an average size of 1,005 square feet, a community pool, a fitness center, a business center, a dog park, a community pavilion and a pickleball court, which will be developed and marketed under the Perch brand.<\/p>\n\n<div class=\"wp-block-theme-blocks-fine-print appear-on-scroll\">\n<p class=\"appear-on-scroll\">There will be occasions when the Manager and its affiliates may encounter potential conflicts of interest in connection with the Fund and its Members and there is no independent dispute resolution mechanism in place to resolve such conflicts. Potential investors should be aware that an investment in the Fund involves a significant degree of risk.<\/p>\n\n<p class=\"appear-on-scroll\">An investment in investor units involves substantial risks including, but not limited to, the following risk factors:<\/p>\n\n<ul  class=\"appear-on-scroll wp-block-list\" >\n<li>The Offering will be made on a \u201cbest efforts\u201d basis with no minimum investment raise requirement.<\/li>\n\n\n\n<li>The various risks associated with acquiring, financing, owning, constructing, leasing and operating single-family rental communities located in Denton, Texas.<\/li>\n\n\n\n<li>The investor units do not represent a diversified investment because the Fund\u2019s activities will be limited to the Property.<\/li>\n\n\n\n<li>Although Capital Square and its affiliates have extensive experience in acquiring, developing, improving and operating multi-family and commercial real estate, this is Capital Square\u2019s first offering involving a single-family rental community.
